The Burnswest Corporation development is now selling phase one within the Southbank Business District.

The Southbank Business District is located off of Highway 7 and 32nd Street East and has two main developers: TriStar Community and Burnswest Corporation.

Manager of Economic Development, Shane Olson, says investing in the development could be a great opportunity for people.

"The regional trading area for this area is 250,000 people which would include south Calgary. So they've got very high visibility along the highway 7 corridor and excellent access to the Canamex corridor via highway 2. Okotoks of course having no business tax, we are a very low cost environment, so its a great place to work."

The area also has medical clinics, offices and a proposed microbrewery that are planned for the business district.

Olson says the land absorption would at least be a ten year build out.

"The land absorption for this hasn't fully been determined but its likely a ten year build out at least...what is quite good for this park is they have 1.5 acre lots available up to 24 acre lots. Both with industrial zoning or an office park zoning as well as a commercial park zoning."

Phase one also includes buy, lease and built to suit options available.

The economic development manager says, the expansion of the business district makes sense.

"We have a highly educated work force in our community, 50% of our work force commutes to Calgary and I think many of them would like to have the opportunity to work right her in their home of Okotoks."
